Irish residential property prices continued their upward trajectory through 2025, with national prices rising 7.4% year-on-year to late 2025. Dublin recorded growth of 5.3%, while areas outside Dublin saw stronger gains of 9.2%, according to recent market data.

The Central Statistics Office (CSO) confirmed that in the 12 months to November 2025, Dublin house prices rose by 4.8% and apartment prices increased by 5.6%.

A Potential inflection Point

However, more recent data from Daft.ie suggests the market may be cooling in Dublin specifically. According to their June 2026 report, house prices in Dublin are now falling, while rural prices continue to rise. On a national basis, selling prices rose by just 3.2% in the year to June - the slowest rate of growth in recent quarters.

Dublin accounted for 34% of all residential transactions in 2025, with 25,104 properties sold - up 5.66% year-on-year.
