Off-market sourcing is the process of securing property before it reaches the open market. Knox Capital uses direct owner outreach, probate and receivership monitoring, and established agent relationships to identify opportunities that never appear on Daft or MyHome.

When off-market opportunities arise, clients get access to them, already appraised and ready to act on. Every sourced deal goes through the same appraisal stack: price, refurbishment cost, achievable rent and exit value.

What We Source

• -Residential: apartments, houses and multi-unit blocks across Dublin
• -Mixed-use: residential and commercial with repositioning or development potential
• -Development sites: land and existing buildings with planning or refurbishment upside
• -Pre-63 multi-unit buildings where lawful use can be verified and value unlocked
• -Probate and receivership properties where motivated sellers create pricing opportunities
• -Value-add opportunities where refurbishment or reconfiguration increases value

How It Works

A complement to the analysis service.

Sourcing is not a replacement for analysis. It is a complement. The same rigorous appraisal is applied to every sourced opportunity, on or off the market. The client sees the full picture before deciding whether to proceed.

Access to off-market opportunities is offered to advisory and acquisition clients as part of an ongoing relationship, not as a standalone transactional service.
